Understand the assistance
NLHC offers qualifying first-time buyers a repayable down-payment loan and a legal closing-cost grant. Mortgage pre-approval is required; assistance depends on household income and the purchase.
Household income below $85,000 may qualify for full assistance; income up to $95,000 receives sliding-scale assistance. All mortgagors must meet first-time buyer requirements and obtain mortgage pre-approval.
The standard St. John's metro limit is $350,000. An approved 10% variance permits up to $385,000. Assistance remains capped at the standard limit; you cover any additional down payment and other costs.
Down-payment help is repayable, with repayments deferred for five years. The grant covers 50% of legal closing costs, up to $1,500, and depends on receiving the loan.
Funding is limited, applications are processed first come, first served, and approval is not guaranteed. Other eligibility rules apply.

The report's $385,000 price range is broader than the program's standard $350,000 St. John's metro limit. Purchases above $350,000 require NLHC variance approval and may require additional buyer funds. A home appearing in the report does not confirm program eligibility.
