Start with the routines your household must support. Housing style matters, but proximity to the right school, workplace, transit route or support network often matters more after move-in.
- Map work, school, childcare and recurring appointments
- Decide whether the household will have one vehicle, two or none
- Compare city neighbourhoods with Mount Pearl and surrounding metro towns
- Budget for heating, insurance, property tax and maintenance—not only the mortgage
- Arrange a local inspection that considers moisture, wind and winter conditions

Your first weeks
Update identification and registrations, establish utilities and learn your municipal collection schedule. The City of St. John's publishes current service information and a seasonal City Guide.
For healthcare information, use Newfoundland and Labrador Health Services and provincial resources. Newcomers to Canada can also find settlement, language, employment and community supports through the provincial Office of Immigration and Multiculturalism.

Build local context before buying
If possible, rent or spend time in more than one part of the metro area before committing. Visit in ordinary weather, drive the commute and see the street after dark.
