Eastridge is a small, newer subdivision on Seminole Drive in the Airport Heights area of northeast St. John's. It suits a buyer who wants a modern house, a school within walking distance and a trail at the end of the street, and who will accept a short resale list and a car for most errands.
This guide covers where it is, what is built there, which schools serve it, the trail and park access, the property tax, and the checks to make before an offer. It does not quote prices as current fact, because those move.
One caution up front, because it affects how you should read any figure about this area.
Eastridge is a subdivision name, not a City of St. John's neighbourhood. On the City's own Communities of St. John's mapping layer, the land sits inside the Windsor Lake neighbourhood area. City of St. John's: Communities of St. John's map service So when you look up a statistic, a school catchment or a City report, the label you will find is Windsor Lake, not Eastridge.
Wherever this guide refers to the surrounding area rather than the subdivision, it means Windsor Lake. That is a City neighbourhood area, not a legal or postal address.
1. Where Eastridge sits, and how you get in
Eastridge is on Seminole Drive, in the part of northeast St. John's that the developer and the local school both call Airport Heights, and which the City's neighbourhood layer maps as Windsor Lake. Donovan Homes describes the site as accessed from Portugal Cove Road, with easy access to shopping on Stavanger Drive, the Outer Ring Road, and downtown via Portugal Cove Road. Donovan Homes: Eastridge
Portugal Cove Road carries you west toward the Outer Ring Road and the Trans-Canada Highway, and south toward downtown and the university. A buyer here is choosing a car-first address with fast highway access rather than a walkable urban one. The developer says the site is "less than 5 minutes' drive to the TCH." Treat that as a description, not a measured drive time, and test it at the hours you would commute.
For transit, Metrobus Route 14 runs seven days a week between St. John's Airport, Airport Heights, Majors Path, Torbay Road, Newfoundland Drive, the Marine Institute and MUN Centre, with several Airport Heights Drive stops including one opposite Lanes Retirement. The fall and winter schedule took effect October 26, 2026. Metrobus Route 14
That is one route, so a household with two commuters heading different ways should check the schedule before assuming transit works for both. The St. John's metro search shows what else is available nearby.
2. The housing stock, and why the resale list is short
Eastridge is a Donovan Homes subdivision. The developer's page describes "only 26 lots available in the first phase," construction described as beginning in 2020, and a model home at 8 Seminole Drive. Donovan Homes: Eastridge
That is a small subdivision inside a much larger City neighbourhood area. A first phase measured in dozens of lots, not hundreds, explains the pattern most buyers run into: long stretches with nothing for sale in the subdivision itself, then two or three listings at once. If Eastridge is the only place you will consider, your timing is set by whoever decides to sell. If you widen the search to the surrounding Windsor Lake area, you are looking at a far larger pool of houses of different ages.
New supply is coming, but not more detached houses on the same pattern. In September 2026 the City received an application from Donovan Homes Ltd. to rezone land at 188 Airport Heights Drive from Residential 1 to Residential 2, which would allow approximately 54 semi-detached dwellings and 27 townhouses, for 81 new homes in total. City of St. John's: application at 188 Airport Heights Drive
That is a rezoning request, not an approval and not a completion. It tells you the area is still growing, and the next phase is denser than the detached phase. If you want a detached house on its own lot in Airport Heights, the existing Eastridge houses are a finite pool.
The developer's pricing page, dated February 19, 2025, says the company was refreshing prices and plans "as we await new building lots in our Eastridge and Bristolwood developments." Donovan Homes: All-In Pricing That is the clearest public signal that lot release, not demand, has been the constraint, and it means plan prices from that period are not current.
What the zoning means for a resale buyer
Most of the existing houses sit in the Residential 1 (R1) zone under the City's Envision St. John's Development Regulations. The R1 standards are worth knowing, because they set what you and your neighbours can build.
| R1 standard for a single detached dwelling | Requirement |
|---|---|
| Minimum lot area | 450 square metres |
| Minimum lot frontage | 15 metres |
| Minimum building line | 6 metres |
| Maximum building height | 9 metres |
| Side yards | Two of 1.2 metres, or 6 metres on the street side of a corner lot |
| Minimum rear yard | 6 metres |
Source: Envision St. John's Development Regulations
Two things follow. A 9 metre height limit on a single detached dwelling in R1 is the practical reason the streetscape looks uniform. And R1 in this edition also permits a semi-detached dwelling, a backyard suite, a subsidiary dwelling unit and a four-plex on a corner lot, so "R1" does not guarantee the house next door stays a single family home. If the character of the street is why you are buying, read the zone schedule for the address rather than relying on the subdivision's reputation. City of St. John's: MapCentre
3. Schools: what is confirmed and what is not
The elementary school for the area is Roncalli Elementary at 130 Airport Heights Drive. The NLSchools profile lists Kindergarten to Grade 6, a start time of 8:40 a.m. and dismissal at 2:45 p.m. NLSchools: Roncalli Elementary profile
The school's own site describes it as "a neighbourhood school serving the Airport Heights community," states that its boundary "covers the western side of Torbay Road from Airport Road to Harbour View Avenue including the Hussey Drive area, Major's Path and streets adjacent to it and Airport Heights Drive and streets that branch from it," and says plainly: "We are a one stream English school, we do not have a French Immersion Program; but we do offer an Intensive Core French program in Grade 6 to a limited number of students." Roncalli Elementary
That last point catches families out. If French Immersion matters to you, ask NLSchools where the program is offered and how transportation works from this address before you write an offer.
| School | Grades | Address | French Immersion (per NLSchools) |
|---|---|---|---|
| Roncalli Elementary | K to 6 | 130 Airport Heights Drive | No |
| Macdonald Drive Junior High | 7 to 9 | 110 Macdonald Drive | Yes |
| Gonzaga High School | Level 1 to Level 4 | 20 Smithville Crescent | Yes |
Sources: Roncalli Elementary, Macdonald Drive Junior High, Gonzaga High School
All three profiles list bus routes as available. Grade ranges, boundaries and programs change, and they are set by NLSchools rather than by any listing. Confirm the assignment for a specific civic address with NLSchools before you rely on it.
4. Trails, parks and outdoor recreation
The strongest everyday feature is trail access. Donovan Homes states that Eastridge is "located directly at the Western entrance to the Virginia River Trail which is maintained by the Grand Concourse Authority." Donovan Homes: Eastridge The Grand Concourse Authority lists that corridor as two multi-use segments: Virginia River to Major's Path at 2.8 kilometres, and Virginia River to Windsor Lake at 2.9 kilometres running northwest from Major's Path. Grand Concourse Authority: cycling routes
Watch for construction. In April 2026 the City reported a new 2.6 kilometre shared-use path connecting Airport Heights to the Paul Reynolds Community Centre, anticipated for completion in fall 2026, and closed the Virginia River Trail from Major's Path to the Trans-Canada Highway to pedestrians from April 16, 2026. City of St. John's: shared-use path update Check current conditions before planning a route you have not walked.
For organized sport, McNiven Park is the local facility. The City lists Airport Heights soccer and Airport Heights baseball at McNiven Place, and a basketball court named Denis Lawlor at Airport Heights Community Park, McNiven Place. City of St. John's: sports courts and fields
For indoor recreation, the nearest large City facility with a pool is the Paul Reynolds Community Centre, which is the destination of the path above. The Kenmount Terrace Community Centre at 85 Messenger Drive is a full facility with a gymnasium, but it sits on the far side of the city from Airport Heights.
5. Shopping, services and the honest trade-off
The everyday retail is on Stavanger Drive and the medical and pharmacy cluster is on Major's Path. Donovan Homes lists both as within roughly ten minutes, along with bank branches and grocery stores. Donovan Homes: Eastridge
Practically, groceries, hardware, pharmacies and most chain retail are a short drive, not a short walk. Airport Heights has separated land uses and Eastridge sits at its edge rather than in a commercial centre. If walking to a coffee shop or grocery store every morning is part of what you want, this is not that neighbourhood, and trail access does not change it. The counterweight is that the same separation is why the streets are quiet and the trail is at the end of the road.
6. What the property tax actually looks like
Property tax in St. John's is the assessed value multiplied by the mill rate, where one mill is one dollar of tax per $1,000 of assessed value. For 2026 the residential rate is 9.1 mills with water and sewer service, and residential water tax is $700. City of St. John's: tax rates Here is the arithmetic on a round assessed value, to show the method. It is an illustration, not a quote for any house.
| Line | Calculation | Amount |
|---|---|---|
| Assessed value (illustrative) | Assumed | $400,000 |
| Municipal tax | $400,000 x 9.1 / 1,000 | $3,640 |
| Water tax | Flat residential rate | $700 |
| Annual total | $4,340 | |
| Monthly equivalent | $4,340 / 12 | $361.67 |
Assessed value is not sale price, and the City's roll runs on its own cycle. Ask for the current tax bill and assessment notice for the property rather than applying this ratio to the asking price. MapCentre shows assessment values. City of St. John's: MapCentre
Add insurance, heat and maintenance on top. The home buying costs guide has a full cash-to-close worksheet.
7. What to check before you buy in Eastridge
- The zone for the exact parcel, from MapCentre, not the listing description.
- The current assessment and the actual tax bill, not an estimate based on asking price.
- Any open building permits, and whether the final inspection was completed.
- The Occupancy Certificate, or a Conditional Occupancy Certificate listing outstanding work.
- The survey and location certificate, and whether the driveway, deck or shed sits inside the setbacks.
- The grading plan, and where surface water goes in a wet fall.
- Whether the basement has a rough-in or a finished apartment, and whether a permit exists.
- The school assignment for the civic address, confirmed with NLSchools, especially for French Immersion.
- The Metrobus route and schedule if anyone will commute by bus.
- Whether any adjacent land has a live planning application.
On occupancy, the City's Building By-Law is specific: no building "shall be occupied in whole or in part until an Occupancy Certificate has been issued by the inspector," and the inspector may issue a Conditional Occupancy Certificate where there are no immediate life safety hazards. City of St. John's Building By-Law 1438 If a seller cannot produce either document for a recent build, that is a question for your lawyer.
Questions buyers ask about Eastridge
Is Eastridge a City of St. John's neighbourhood?
No. It is a subdivision name. The City's Communities of St. John's layer places the land in the Windsor Lake neighbourhood area. City of St. John's map service For zoning, the City works at the parcel level, so the reliable answer comes from MapCentre and the zone schedule.
Does that matter in practice?
Yes, for how you read statistics. Any neighbourhood-level figure, school catchment note or City report will be labelled Windsor Lake and will cover a wider area than this subdivision. Do not read a Windsor Lake figure as a description of Eastridge alone.
How many homes are in Eastridge?
The developer describes 26 lots in the first phase. Donovan Homes: Eastridge There is no public, current count of completed homes, and later phases or nearby applications change the picture. Treat any specific total you see in a listing as unverified.
Will there be more detached houses built in Eastridge?
Not necessarily. The September 2026 application at 188 Airport Heights Drive proposes semi-detached dwellings and townhouses, not detached homes. City of St. John's Ask planning what is approved or applied for on the adjacent parcels.
Is the Virginia River Trail open?
It depends on the section and the season. The City closed the Major's Path to Trans-Canada Highway section to pedestrians in April 2026 for shared-use path construction. Check the City's current notices before relying on a route.
Is Roncalli Elementary a French Immersion school?
No. The school states it is a one stream English school with no French Immersion program, and offers Intensive Core French in Grade 6 to a limited number of students. Roncalli Elementary
Is Eastridge walkable?
Only partly. The trail is genuinely at the western entrance, and the school is close. Groceries, pharmacies and most retail are on Stavanger Drive and Major's Path and are a drive, not a walk, for most of the subdivision.
